Municipal Competition

A municipal competition for social housing in the Mannheim region marked the group’s first public-sector project award.

The residential development near Mannheim was awarded through a competitive investor selection process initiated by the municipality, with a strong focus on affordability, sustainability, and long-term social impact. The competition was won on the basis of a strong architectural and urban design concept developed by SoMu Architekten GmbH, forming the foundation for the project’s further development by Montibor. The project comprises 12 residential units with approx. 1,200 m² of living space and 18 parking spaces, and includes a dedicated ground-floor space for social or care-related use, directly supporting local public infrastructure requirements.

The development follows a clearly defined sustainability framework, combining a compact building concept with high energy-efficiency standards (KfW 40), the use of regional materials, and infrastructure for e-mobility. All parking is accommodated in an underground garage, minimizing surface sealing and enabling functional, climate-resilient open spaces.

From a project development perspective, the scheme balances public objectives with economic viability. Municipal allocation rights ensure targeted occupancy and long-term affordability, while standardized unit structures and optimized planning processes support cost efficiency, financing stability, and long-term operational performance. The project demonstrates how municipally tendered housing developments can deliver measurable social and environmental value while remaining financially sustainable.
