Our strategy is based on continuously challenging and refining traditional real estate development models by clearly defining the investment product, simplifying processes, and applying disciplined approach to standardization and optimization. We work closely with municipalities to secure sites with established planning rights, aligning public and private interests. This enhances financing transparency, enables early risk management, and supports well-informed investment decisions from the earliest project stages.
Through modular thinking, standardized solutions, and a high degree of repetition in key components, we establish a robust execution framework that ensures predictable delivery. Flexible procurement and financing strategies are applied in line with each project's risk profile and return expectations, combining general contractors and specialized subcontractors to achieve the optimal implementation structure.
The integration of digital tools, standardized documentation, and clear reporting structures creates transparency across all phases of the project. This enables early intervention when deviations occur, strengthens governance, and ultimately drives higher returns while reducing risk and delivering stable, reliable outcomes.

Aubinger Allee 120-122 is a mixed-use residential development in Munich Freiham, comprising five interconnected buildings and conceived as a sustainable, long-term urban building block. The project follows a holistic ESG-driven approach, combining timber-hybrid construction, high energy-efficiency standards (KfW 55), photovoltaic systems, and climate-resilient design measures, including flood-adapted infrastructure and durable materials. A publicly accessible inner courtyard and rooftop spaces further enhance environmental and urban quality.
The development also addresses social objectives through price-regulated housing and integrated local supply uses at ground level, contributing to a balanced and livable neighborhood. The site was acquired from the City of Munich under a long-term leasehold structure, aligning public planning objectives with private investment discipline.
The project was developed by the project company Freiham Nord WA2 West GmbH within the former real estate development platform co-founded by Mr. Borislav Mladjov, where he was personally involved in the development and execution of the project.
