Project Completion Munich Freiham

Successful completion and handover of the residential development Aubinger Allee 120–122 in Munich Freiham by Freiham Nord WA2 West GmbH.

The mixed-use residential development at Aubinger Allee 120–122 in Munich Freiham has been successfully completed and handed over to the buyer. The project is located within Freiham, one of Munich’s largest new urban districts, encompassing approximately 350 hectares and designed as a long-term expansion area for housing, social infrastructure, and local supply. The development comprises five interconnected buildings with residential units and ground-floor commercial uses and was conceived as a sustainable, integrated urban building block.

The project follows a holistic ESG-driven approach, incorporating timber-hybrid construction, high energy-efficiency standards (KfW 55), photovoltaic systems, and climate-resilient design measures. Social objectives played a central role: at least 60% of the residential units are dedicated to households employed in essential public service and social care professions, supporting key workers and contributing to long-term social stability. In total, the residential component comprises approximately 6,900 m² of living space, complemented by three commercial units with a combined area of around 760 m², as well as 96 underground parking spaces.

During execution, the project faced a significant challenge when the appointed general contractor entered insolvency proceedings shortly before completion of the structural works. Due to limited communication, the liquidity situation of the contractor only became apparent after it had materialized, leading to delays and cost pressure. In response, the project team acted decisively, restructuring the construction strategy and transitioning to a trade-by-trade procurement model. Financing partners and key stakeholders were swiftly aligned, allowing the project to continue.

Through hands-on involvement across planning, procurement, construction, contract management, and financial controlling, flexible processes were implemented to stabilize costs, restore schedule certainty, and enhance overall quality. Defects left by the former general contractor were systematically identified and remedied to meet the buyer’s high quality standards. Despite the complexity of the situation, the project was completed three months ahead of the contractual handover date, while remaining within the agreed budget framework.

The project was realized within a former development platform co-founded by Borislav Mladjov and reflects the personal track record and execution experience of Montibor’s current management team. It was developed by Freiham Nord WA2 West GmbH as the project sponsor. The project was not undertaken by Montibor and has no corporate or operational connection to Montibor’s current activities. It highlights the importance of strategic adaptability, clear decision-making, and decisive action in effectively managing risks within complex development environments.
